Buyers deserve someone in their corner. So we built Advocate.

Advocate exists to help Australians make better property decisions. This is the story of why.

The view from the inside

We spent years on the other side of the table.

Advocate was founded by property professionals from inside the industry: pricing projects, structuring releases, working alongside developers, builders and agents on hundreds of millions of dollars of property.

From that seat, you see how the industry really works. You see where the margin sits, who gets access first, and how the professionals buy.

And you see the buyers. Ordinary Australians making the biggest financial decision of their lives, walking into a system where everyone at the table has an expert in their corner: the developer, the builder, the seller, the bank. Everyone except them.

The problem we couldn't unsee

No one was connecting the dots.

Finance was separate. Property was separate. Education was separate. Strategy, if it happened at all, happened by accident.

Buyers were left coordinating five professionals who never spoke to each other, weighing conflicting advice from people with their own agendas, and making million dollar decisions on gut feel and a Saturday deadline.

The industry didn't build it this way to hurt buyers. It built it this way because fragmentation is profitable. Every handoff is someone's margin. Every gap is someone's fee.

We decided to build the alternative.

What we built

One partner. Three pillars. The buyer at the centre.

Advocate brings the whole journey into one membership.

Early and off market access at member net pricing, independent assessment on every property, and negotiation that answers to you.

intelligence

Strategy up front, learning as you go, and portfolio tracking long after settlement.

The developer and builder relationships. The lending knowledge. The assessment discipline. Everything we learned on the industry side, rebuilt to serve the buyer instead of the sale.

The mission

Give every Australian the advantage professional investors take for granted.

Professionals never buy the way most Australians do. They know their finance first. They buy off market. They pay net prices. They assess before they fall in love. They plan the next purchase before the current one settles.

None of that requires genius. It requires structure, access and someone in your corner. That's what membership is.

What we believe

The principles behind every decision we make.

The buyer comes first. Full stop.

Every party in a property deal answers to someone. Advocate answers to you.

The order matters.

Finance, then strategy, then property. The sequence is the method.

Honesty over the sale.

If a property doesn't stack up, we say so, including the ones we sourced. Sometimes the best decision is the one you don't buy.

Access should be shared.

Off market opportunities and net pricing shouldn't be reserved for insiders.

The relationship outlasts the transaction.

We don't disappear at settlement. Your first purchase is the start, not the finish line.
